ROOF STRUCTURE
  • Note the:
  • Timber roof frame for any structural sagging or undulation.
  • Inadequacy of Building supports, hangers and beams.
  • Compliance to the timber framing code at the time.
  • Evidence of any white ants or borer attack.
  • Inadequacy of the roof tie-down system.
  • Loose or broken roof tiles and cracking to ridge pointing.
  • Corroded metal roof sheets, fixing screws and damaged seals.
  • Rusting or holes to guttering, valleys and box gutters.
  • Holes in flashing's, damage to lead aprons for chimneys flumes and skylights.
  • Corrosion in downpipes, rain heads, fascias and guttering.
  • Downpipes and guttering backflow / overflow prevention system.
  • Water penetration staining of eaves and sagging or damaged linings.
  • Ceiling insulation dampness and fire hazards.
BUILDING INTERNAL
  • Note the:
  • Concrete floors, significant cracking to tiling and penetrating dampness.
  • Uneven timber flooring, loose or rotten floorboards, and movement gaps under strikings.
  • Internal wall plaster condition, adhesion to walls, patching of defects, streaking water stains.
  • Warping of timber framed walls, jamming of doors, cracking over frames and at wall junctions.
  • Movement cracking to sheet plaster jointing, evidence of recent repair.
  • Rising dampness flaking paint bubbling plaster calcified deposits.
  • Ceiling sagging, cracked joints, tearing of cornice, water damage staining and mold.
  • Leaks to plumbing fittings, water pressure and drainage flow, evidence of gurgling.
  • Cracked or missing tile grout, deteriorating sealants, water proofing to shower recesses.
  • Hazardous electrical, broken power points, missing smoke alarms and isolation circuit breakers.
PROPERTY EXTERNAL
  • Note the:
  • Structural subsidence damage to the footings and brick or limestone build-ups.
  • Cracking in brickwork, piers, lintels, external render and over arches.
  • Corroding of mortar joints, water penetration and rising damp.
  • Evidence of recent mortar re-pointing and the inadequate patching of defects.
  • Corrosion of steel lintels and contributory cracking of brickwork.
  • Rotten or weathered exposed timber fascia, weatherboards, frames, beams and posts,
  • Lifting or cracked paving, Subsidence, evidence of large trees roots.
  • Excessive dampness around storm-water to downpipes junctions.
  • Inadequate drainage and water run-off, areas of ponding.
  • Boundary fences and gates, evidence of rot and white ants.
  • Inadequate ventilation and clearance to sub-floors.
  • Condition of stumps, flooring bearers and joists, support piers and ant caps.
  • Evidence of Illegal building alterations, boundary encroachment and possible fire hazard.
